# How do I compare two land-clearing quotes fairly?

> Compare clearing bids using one drawing, one stump and one debris pile. Find differences in access, exclusions and cleanup before choosing a contractor.

Put both descriptions beside the same drawing. Compare the treatment boundary, the finished surface, what happens to stumps, who handles the debris and what is excluded. Two totals only answer the same question if the owner receives essentially the same usable result.

## Underline the verbs

Cut, mulch, pile, extract, haul and restore each describe a different action. Circle any term such as clean up that leaves the action open to interpretation. Ask each bidder to explain what will still be on the property when the job is complete. Getting that answer in writing often reveals the most consequential difference without having to debate hourly rates.

## Follow one stump through each quote

Choose a stump on the proposed route and trace it from its starting location to its destination. Does it stay, get reduced near the surface, get extracted or go off site? If it is extracted, who deals with the void? Then do the same for a pile of brush. These two small examples can expose assumptions affecting the whole parcel.

## Keep changes measurable

A bidder may have included an allowance for export, assumed direct truck access or excluded a difficult corner. Write down the condition that changes the number, how it will be documented and who approves additional work. If one bid is more complete, ask whether useful optional items can be separated before deciding which offer better fits your actual next step.

## Use one section as a trial comparison

Choose the most awkward portion of the work, such as a gate opening where woody brush is wrapped around old fencing. Ask every bidder how they will reach it, what they expect to do around the wire, what happens to larger wood and what would still need a fence contractor. Responses to the same small example are easier to compare than competing descriptions of general acreage cleanup.

## Decide what an allowance buys

If an export allowance is included, ask whether it relates to material type, a stated quantity, a truck position or a handling assumption. Also ask how the final quantity will be documented and who authorizes an overage. You may prefer to retain clean wood if off-site handling comes in higher than expected. Put that optional alternative in the estimate while both parties can still choose it.

## Questions property owners ask

### Do I need every quote priced per acre?

No. Compare the same footprint, access and outcome first. Different units can hide substantial differences in handling.

### What if only one estimate includes hauling?

Compare the finish with material retained and the separate export cost under matching assumptions.

### Should I ask for a map with the estimate?

Even a marked sketch can clarify limits. Use the same version for every bidder and record later changes.

## How this changes a clearing estimate

An operator can be shown a different work line by a tenant, surveyor or subcontractor without any of those people having authority to change the contract. Give the site lead the name and contact method of the authorized representative. When a change affects limits or export, mark it on the current sheet and agree what happens to the original quantity.

Have the project manager compare the clearing quote against the exclusions in the following trade's bid. Work that both parties exclude becomes an owner's open item, even if the drawing looks comprehensive. Track a few examples explicitly, including final removal of staged root masses, treatment of voids and restoration of a temporary entrance. Assign each one before accepting the handoff.
